MicroMain started in Austin, Texas in 1991—before most people had email. The company has watched the CMMS market evolve from floppy-disk installations to cloud subscriptions, and they've adapted at each step without losing focus on their core market: government agencies, K-12 school districts, universities, and healthcare facilities.

The product line includes two main offerings. MicroMain CMMS handles work orders, preventive maintenance, and inventory. MicroMain Facilities Management adds space management, move management, and capital planning. Most customers end up using both. The combined platform covers about 90% of what a mid-size facilities department needs without requiring third-party add-ons.

Where MicroMain Delivers

Preventive maintenance scheduling is genuinely strong. You can build PM schedules based on calendar intervals, runtime hours, meter readings, or condition thresholds. The PM engine handles complex multi-step procedures with sub-tasks, required parts, and estimated labor hours. For organizations running 500+ scheduled PMs per month, this depth matters.

Asset management goes deep. Hierarchical asset structures let you track equipment at the building, floor, room, and component level. Each asset record stores warranty data, purchase history, maintenance cost tracking, and attached documentation. After 30 years of customer feedback, the asset data model handles edge cases that newer tools haven't encountered yet.

Inventory management with min/max reorder points, automated purchase requisitions, and vendor tracking is included. Most cloud-first CMMS tools bolt this on later or skip it entirely. MicroMain treats it as a core module because their government and healthcare customers can't function without it.

The Reality Check

The user interface shows its age. MicroMain has modernized the web client, but it still feels utilitarian compared to Coast, Limble, or UpKeep. Younger technicians used to consumer apps will notice the difference. Mobile capabilities exist but aren't as polished as mobile-first competitors.

Implementation takes work. MicroMain is configurable enough to match complex organizational structures, but that configurability means a longer setup process. Plan for 4-8 weeks with a dedicated project team, not a weekend self-service rollout.

Pricing isn't published, but expect $40-80/user/month depending on modules. That's mid-range for the CMMS market, though significantly more than basic tools.
